How home loan EMI is calculated

A reducing-balance EMI keeps the monthly payment constant while its composition changes. Early EMIs contain more interest because the outstanding principal is high; later EMIs direct most of the payment toward principal.

Longer tenure reduces the EMI but can increase total interest sharply. Compare the monthly saving with the extra lifetime cost before extending a loan.

Use the down payment as a decision lever

A larger down payment reduces principal, EMI and total interest immediately. Keep enough cash for registration, interiors and an emergency fund rather than putting every rupee into the purchase.

Methodology

  • EMI uses the standard reducing-balance formula with a monthly rate.
  • Interest is charged each month on the outstanding principal.
  • Processing fee is shown separately and is not financed or added to the EMI.

Scope and assumptions

  • The rate and EMI remain constant for the full tenure.
  • Floating-rate resets, prepayments, insurance, stamp duty and taxes are excluded.
  • The result is an estimate; use the lender's sanction terms for the final repayment schedule.

FAQ

How is home loan EMI calculated?

EMI is P × r × (1+r)^n ÷ ((1+r)^n−1), where P is loan principal, r is the monthly interest rate and n is the number of monthly payments.

How does a higher down payment affect EMI?

It lowers the amount financed, so both EMI and total interest fall. Enter the property price and down payment separately to see the effect.

Should I choose a lower EMI or shorter tenure?

A shorter tenure usually saves substantial interest but requires a higher monthly payment. Choose an EMI that leaves room for emergencies and other essential goals.

Does this include floating-rate changes?

No. It assumes one rate for the full tenure. A floating-rate lender may raise the EMI, extend the tenure or offer a mix when the benchmark changes.

Are tax benefits included?

No. Eligibility and limits depend on occupancy, regime, construction status and current tax law. The calculator focuses on the loan cash flows.
